Jan Sell has been appraising property throughout Arizona since 1973. During his
career he has appraised property for almost all the major lending institutions,
law firms, insurance companies, mortgage brokers, and governmental agencies in
the area.
A large part of his experience includes appraisals of income producing property
for various lending institutions, conduit lenders and life insurance companies.
Mr. Sell is also an experienced real estate broker and property manager.
Property types include big box retail shopping centers, office buildings, industrial
buildings, back office projects, hospitality related properties, Residential
subdivisions, RV and Mobile Home parks, golf courses, and vacant land. Many
valuations involve net or bond leases. He is also involved in the valuation
of real property that is affected by detrimental conditions (contaminated soils,
water, expansive soils, construction defects, and toxic substances including mold).
Assignments also involve large portfolios for estates, undivided partial interest
valuations and the valuation of different types of property rights, including but
not limited to utility, air and odor easements, investigative or forensic valuation
services for governmental agencies and court appointed trustees and market research
and analysis.
He has also provided appraisals, appraisal reviews, and consulting services for most
of the banking industry�s regulatory agencies, including the Resolution Trust Corporation,
the Federal Deposit Insurance Corporation, the Federal Home Loan Bank Board, and the Federal
National Mortgage Association (FNMA). In many instances, Mr. Sell has been called on to be
the agencies� appraisal expert in Arizona.
Mr. Sell completed appraisals on numerous parcels comprising a 6,800 acre portion of the
Mohave Desert Habitat Conservation Preserve outside St. George, Utah. He has also appraised
properties in the Superstition and South Mountain areas for governmental agencies and private
property owners. Over the last several years he has also been providing appraisal reports,
review appraisals and consultation to the City of Scottsdale. Many of the properties appraised
included parcels of mountainous terrain.
Mr. Sell also appraised all of the property for the Bank One Ballpark for the Maricopa
County Stadium District.
Throughout Arizona, Mr. Sell reviewed and provided numerous appraisal reports
for property owners in which a governmental agency was the condemning authority.
Mr. Sell also acts as a consultant for legal council in a variety of real estate related
valuation issues.
His years of knowledge and experience and confidence has made him a reputable and well
respected witness.
Mr. Sell is a Certified General Appraiser in the State of Arizona, California, Colorado, Hawaii, Nevada, New Mexico, and Texas. He has also
appraised property in Alaska, Utah, Iowa,
Montana, Wyoming, Missouri,
New Jersey and California
Del Norte, Mexico. He is also a Property Tax Agent and Real Estate Broker in Arizona,
and a member of the Commercial Panel for the American Arbitration Association. He holds the MAI and AI-GRS
(Member Appraisal Institute) and SRA (Senior Resident Appraiser) designations from the Appraisal
Institute, and the CCIM (Certified Commercial Investment Member) designation from the Commercial
Institute. Mr. Sell is also a senior member of the International Right of Way Association. |
